Spring is Coming and So Are Commercial Suites in The Lofts at 7714

Two commercial spaces will be available for rent later this spring in The Lofts at 7714, the retrofitted mill property located in downtown Mint Hill. If you’re in the market for a new commercial site for your business, check out these upcoming vacancies:

Suite G: 250-Square Foot Office Space

This small suite is a one-room space, perfect as an office for a small business or individual entrepreneur, or as studio space for an artist, photographer, jewelry maker or other artistic/crafting business.

It features a large interior picture window, and its entrance is one of just a handful of original wood doors from the textile mill’s past. It’s high ceiling, neutral walls and attractive wood laminate flooring make it move-in ready.

Suite G will officially be available May 1, 2020, however, it’s possible that a tenant could move in by April 1.

Suite H: 500-Square Foot Office Space

This two-room suite’s attractive internal entrance is a door with a full glass panel for high visibility, as well as blinds for privacy. It leads into a smaller front office or reception area with an external window. Beyond it is a hallway area with room for storage and supplies that leads into the larger office with its own external window.

This space has been used for multiple purposes in the last 10 years, including as a personal trainer’s space, an attorney’s office, and a drafting/photography studio.

Suite H will officially be available June 1, 2020, however, it’s possible a tenant could move in sooner.

Need a Bigger Space?

The entrances to Suite G and H are located less than 10 feet apart, so they could be successfully used together for a single business tenant in need of a bigger space, or two coordinating businesses who benefit from close physical proximity.

In addition, Suite H shares a connecting, but sealable, door with the 1,400-square foot Suite I, which is also available. Its open floor plan exudes a cool and collaborative industrial vibe with exposed ceilings, concrete flooring, and a roll-up door with a sliding glass door overlay to let in natural light. Suite I is also the only rear-entrance suite in The Lofts at 7714 to have its own private exterior entrance.

A combined Suite I and H rental would suit any business in need of dedicated office space along with an open area for additional work stations, a retail or studio environment, or inventory storage.

Vibrant Tenant Community

The Lofts at 7714 has made a name for itself as a small business incubator in Mint Hill. Almost all of its current tenants are local entrepreneurs who want to grow their businesses in a building with historical community significance that is close to where they live.

However, its 5-minute distance from I-485 also makes it convenient to residents of Charlotte and its surrounding suburbs. It is also far less expensive than the adaptive reuse commercial spaces for lease in South End, Midwood Plaza, and NoDa.

The building’s vibrant tenant community includes Bull Moose Guns, a purveyor of refurbished military memorabilia; Spotlight Performing Arts Academy, Mint Hill’s premier spot for theater, musical instrument, and voice lessons; Pottery 51, a co-operative of local ceramists; Mint Hill Yoga, which offers individual and group yoga classes; Kiersten Clay Photography, a local camerawoman; and Summit Environment, which provides surveying and locating services.

Mint Hill: A Great Place to Start and Grow Your Small Business

High commercial rents in Charlotte’s most popular areas, like SouthPark, South End, Dilworth and Ballantyne, are often just too expensive for small businesses, start-ups and entrepreneurs. Even if you manage to afford the rent, there is not much left over to hire more employees, reinvest in the business or enjoy as profit. But there’s another story going on in Mint Hill, the up-and-coming suburb to the southeast of Charlotte.

Small Town Charm Attracts New Residents

For years, Mint Hill was a sleepy suburb of Charlotte. It’s main strip — Matthews-Mint Hill Road, aka Highway 51, between Lawyers Road and Highway 218 — was mostly residential, with a few commercial properties dotted throughout, such as the old Town Hall; the local feed store, Woof ‘n Hoof; and even a former textile mill.

Today, Mint Hill’s downtown business district still exudes its small town charm while enjoying a burst of commercial development, driven by surrounding residential growth. The Woof ‘n Hoof; the living history museum, the Carl J. McEwen Historic Village; and other long-time Mint Hill mainstays now coexist alongside the new Town Hall and other recent projects, like the Shoppes at Mint Hill.

Former Textile Mill Now Home to Small Businesses

One of the remnants of Mint Hill’s past that is still standing is the former Kings Craft Hosiery Mill. Built in 1945 and located in the center of downtown, for over 45 years it provided factory jobs to Mint Hill residents.

Today, the building, now known as The Lofts at 7714, continues as an economic generator. It has been retrofitted from its past industrial usage into 10 distinct commercial spaces, currently being used by local small business owners for retail, office, educational and studio space.

Space Available in The Lofts at 7714

The Lofts at 7714 has been fully leased for over five years, with only the occasional space coming available. But here’s your chance. On October 1, Suite I is available for lease. At 1,400 square feet it has an open floor plan, enjoys its own private exterior entrance, and features an exposed ceiling and concrete floors.

It has previously been used for office space, a pottery studio, and a retail store. It is a blank canvas just waiting for your business.

Local Photographer Moving into The Lofts at 7714

The Lofts at 7714 is excited to welcome yet another local, female small business owner to its vibrant tenant community. On September 1, Mint Hill resident and local photographer Kiersten Clay will move her current home-based studio into a 375-square foot space in this retrofitted mill building.

Kiersten follows a long line of other women-owned businesses that chose The Lofts at 7714 as their first commercial space when transitioning from a home office or studio. She joins current female-owners Angela Gordon Mills of Spotlight Performing Arts Academy (Suite B) and Bettie Shea of Mint Hill Yoga (Suite E), who have both been tenants in The Lofts at 7714 for seven years.

Several previous female-owned business tenants used their time at The Lofts at 7714 to nurture their business and launch its next growth phase, including employment attorney Lynn Leary, Cheryl Murphy of Click.Pack.Move! and most recently Pam Egleston of Vintage on the Hill.

After two years in The Lofts at 7714, Vintage on the Hill is rebranding as Goodness Gracious and moving to a larger space at 7701 Matthews-Mint Hill Road. Their move resulted in two rare openings in this retrofitted mill property. Kiersten is taking over Vintage on the Hill’s former workroom (Suite F), but their showroom (Suite I) is still available for lease.
